Buyer’s tend to look at an average of 5-7 homes before they place an offer. When the time comes, I will fully guide you through the paperwork, negotiation process, fulfilling any conditions/requirements, advise you on closing costs, taking title and any other particular procedures you may encounter.

Mortgage Pre-Approval

Having your Financing Pre-Approval is extremely beneficial as a buyer. It turns you into a cash buyer, saves you time, gives you leverage in a multiple offer situation and leaves you fully knowledgeable about your loan terms and commitment.

The Purchase Process & Closing Costs

There are many steps when purchasing a home. Starting with your Pre-Approval is usually the first. The second being touring of homes and then followed with an offer to purchase. Depending on your offer, you may have a few or many “conditions” that will need to be fulfilled before the contract is “firm”. Many of these conditions include financing, home inspection, status certificate, well/water tests, and many other possibilities depending on the type of property you purchase. This purchase contract will outline many details including your purchase price, deposit and closing date.

“Lawyers Fee’s” can will also arise upon purchase. Mainly these fees are for document preparation such as title search, deed transfer and so forth. Each Lawyer will have their own different fee.
